How professional subletting works
Our business follows a precise contractual sequence: leasing a property, securing authorisation to sublet it commercially, then operating it as short-term furnished accommodation. Each step is governed by distinct legal commitments.
Leasing a property
GSCOM becomes the tenant of the property by signing a lease with its owner. This contract sets out the term, rent, charges and conditions of use of the property, as with any standard tenancy.
Contractual authorisation to sublet
Commercial subletting is only possible where the lease expressly provides for it. This authorisation, negotiated in advance with the owner, is the condition that makes GSCOM's activity possible on a given property.
Operating as short-term furnished accommodation
Once furnished, the property is operated as short-term accommodation for travellers or business guests, in line with the conditions set by the lease and the rules applicable to that particular property.
A distinct activity from property management
GSCOM does not act as an agent or manager on behalf of an owner: it is itself the tenant of the property, under a lease that authorises it to sublet. Each party's obligations arise from that lease, not from a management mandate.
A contractual framework specific to each property
Operating conditions depend on the lease signed, the authorisations obtained, and the regulations applicable to the property concerned. Not every property can be operated under the same conditions, and each project undergoes a specific contractual review before any operation begins.
